We look forward to welcoming you to the farm. We are a working farm, so we have to cover some things that aren't typical to other homestays, but 100 Acre Wood is anything but a typical homestay.

WAIVER + LIABILITY: As an equine and livestock facility, we would like to let you know about the potential dangers on the farm. We want your visit with us to be safe and enjoyable. Most of this is common sense stuff. Below the HOUSE RULES, you will find that Waiver of Liability. We REQUIRE a signature on the waiver at check-in.

NO Pets.

BABIES & TODDLERS: We sincerely apologize, but the farm and house are not ideally suited for small children under the age of 5 years old; there are inherent dangers such as second-story windows that do not have safety gates, an open stair plan, farm and domestic animals on the property and cleaning supplies within reach. We cannot sufficiently babyproof between guest visits. If you choose to book and have a baby or toddler, please understand the risk and plan to bring baby and toddler amenities.

All children under 18 must be informed of the rules before venturing out. Parents are 100% responsible for their child’s (under 18) safety and actions at all times while on the property; this includes potential property damage or injury to themselves or animals. When interacting with animals on the farm, follow the guidelines.

- HEAT: Is on a smart thermostat with presets; feel free to adjust based on your comfort please turn the heat down to 60° upstairs and downstairs when you head out for the day. Don't run with windows open.

- AC: PLEASE turn up temp to 75°F and put on ECO mode when you head out for the day. Don't run with windows open.

SMOKING & VAPING: NO smoking or vaping in the house, on the farm, or in the forest areas. The deck area is the ONLY designated smoking area; please plan to bring an ashtray and take it home with you. NO butts on the ground. We are cannabis-friendly, just not in the house.

FARMING + ANIMALS: We are a small family farm; we tend to all animals and the property between 7-9 a.m. before starting our work day. Feel free to stop down, chat, and pitch in if there are still things to do, and I'm happy to introduce you to our farm family. We don't have organized activities or learning sessions around the farm. Still, you can interact and enjoy our place and the animals' which provide a peaceful backdrop to your experience.

FEEDING + INTERACTING: When you arrive, there is a guide on interacting with the animals and what you can feed them. NO WHOLE CARROTS or APPLES, NO rotten or moldy food, NO processed food like bread or rice for the chickens. You are welcome to feed the horses (mini carrots) and Milly, our pig (who loves bananas & grapes). Follow the safety guidelines outlined on that sheet and watch your fingers. (Due to some issues, Milly our potbelly pig should be appreciated from a safe distance; you can still feed her but she is unpredictable, and we wish to avoid any issues)

FIRE: The outdoor fire pit is there for your use and enjoyment. Fire in designated fire pit only with wood logs and natural starter material (no fire starter logs or flammable fire starter liquid). Fires can be enjoyed up till 10 pm, at which time we ask that you extinguish the fire using the provided sand and ensure the fire is fully extinguished before leaving the fire pit area, and S’mores sticks in the sandy bucket. Suggest downloading the APP Sky View with the sound on. Wood is $7 a bundle (armful) and can be found in the basement below the guest house.

PARKING + STAIRS: Guest parking is in the lower driveway; pull in at the old green truck and park in the gravel driveway; the side stairs access the deck. The upper parking can accommodate 1 car only and can be accessed across from the mailbox labeled 222. This is a shared driveway and can get busy. Please pull all the way up to the guest parking sign.

PROPERTY USE: Once you check-in, the guest house is your space; we will NEVER enter the home or come up onto the deck without your permission unless there is an emergency. We may, from time to time, access the garage.

We live in the main house directly across from the guest house, so you will see us coming and going.

LAUNDRY MACHINES: We have a washer & dryer located in the basement, accessible down the side deck stairs through the black door. Just so you know, this is a rustic, unfinished space. Please clean the lint trap in the dryer before and after you run. For extended stays, please plan to bring detergent. You can use the clothesline behind the main house for drying.

SEPTIC, GARBAGE & RECYCLING: Please place all garbage in the appropriate garbage cans. NO sanitary, intimacy, wet wipes, or baby wipes flushed down the toilet. You can place glass, cans, and plastic in recycling ONLY; all other waste should be placed in the garbage. If you bring your groceries and beverages in boxes, please take those boxes home. We only have recycling pick-up every two weeks.

BBQ grill: Propane is in the off position; open the valve to use the grill, but RETURN IT TO THE OFF position when finished; this is a very important safety precaution. After use, please brush off the grilling grate's surface while the grill is still hot, so we have a clean grill for the next guest.

CHECK-OUT is 11 AM

Please leave the house tidy, put any furniture or items you may have moved back in the original location, and follow the check-out instructions provided in the house.

- Put all used towels, robes, and dish towels in the hamper

- Lock Up on the way out

As an equine and livestock facility, we will need to provide the following before your stay. Please read thoroughly. By booking this stay, you agree to the following terms and conditions: RELEASE OF LIABILITY AND ASSUMPTION OF RISK AGREEMENT FOR THIS PROPERTY RENTAL.

In consideration of being permitted to use the property at 100 ACRE WOOD LLC and THE PROPERTY OWNERS (Kim & Yuri Grijalva), family members, their respective directors, agents, employees, contractors, advertisers, property owners and lessors of premises, for myself, my personal representatives, assigns, heirs, minor children, next of kin, and guests I bring on the property (Here in referred to as "We the renters" or "we"):

1. We the Renters, acknowledge and agree that use of the premises/property and any activities therein during our stay at 100 ACRE WOOD LLC and THE PROPERTY OWNERS exposes its participants and visitors to the usual risk of cuts and bruises. Other more serious risks exist as well. “Activities” or “Activity” is defined as anything associated with or occurring at or near the 100 ACRE WOOD LLC and THE PROPERTY OWNER's property and facility, including, without limitation, equipment operations, vehicular, trailers, tractors, mowing, field and garden work, weed whacking, vehicle traffic, ATV, motorcycle livestock, horses, animals, horseback and trail riding, hiking, rock climbing, swinging, camping, hunting, sports, games, campfires, cross country skiing, snowshoeing, sledding, archery, rope swings, service projects, mountain biking, field games, hunting, fishing, target shooting, mountain biking, and hiking. Activities may also include using trails, pathways, parking lots, stairs, buildings, tents, and all other facilities. This is not an agreement to provide these activities, but rather that they may exist and that if they do, you will assume liability for your party regardless of participation in said activity.

Risks associated with participation in the Activities or being present at the farm when activities are happening (the “Risks”) include, but are not limited to: permanent disability, paralysis, death, dangers associated with exposure to dangers associated with winter activities, such as frostbite, sprains, strains, breaks, bumps brushes, falls, ice, falling though ice, drowning; dangers associated with summer activities, such as heatstroke, sun burn, sprains, strains, breaks, bumps brushes, falls, squalls, lightning, drowning; dangers stemming from impacts with other individuals or participants and/or their equipment; dangers associated with height based activities (climbing, hay lofts, ladders, etc.), falls and/or slips from heights and obstacles (potentially resulting in head trauma, facial injuries, fractures, dislocations, sprains, strains, etc.), trauma resulting from being fully supported in a harness, colliding with rocks, trees, ground, and other objects; dangers associated with projectile implements, including but not limited to: hunting with guns or archery, bb guns, target shooting, fishing, slingshot, etc., such as eye damage and head and body injuries; dangers associated with mixed trail (animals, livestock, bikes, motorized vehicles, people, etc.) use including interactions, both expected and unexpected, collisions, falls, kicks, Salmonella exposure, bites; dangers associated with biking and motorized vehicle use including falls, flips, being pinned, trapped; Dangers associated with heat or fire including campfires, wood stoves, cooking surface (burns from touching, tripping falling, horseplay); dangers stemming from structural design, fences, electric fences, equipment condition, helmet, and/or safety equipment malfunctions; dangers associated with livestock and animals including horseback and trail riding, such as falling from horses or being kicked or bitten or communicable diseases; dangers associated with hiking and camping, such as opportunities to become lost, colliding with rocks, trees, ground, or other objects, falling; dangers arising from natural features, plants, animals, insects, wet surfaces, tripping and/or falling hazards, falling trees, trees limbs, widow makers, and other types of contact with man-made and natural features; dangers arising from equipment failure or malfunction and potential misjudgment by any person at the farm; dangers stemming from the remote location of the farm that can delay the delivery of emergency medical services; dangers associated with negligent rescue operations.

We the Renters (renters, guests, and youth with us) acknowledge that the Risks and dangers may be caused by our own actions, or inactions, the actions or inactions of others at the farm, the condition in which the Activity takes place, or the negligence of the Releasees. There may be other risks and social and economic losses either not known us or not readily foreseeable at this time, and WE FULLY ACCEPT AND ASSUME ALL SUCH RISKS AND ALL RESPONSIBILITY FOR LOSSES, COSTS, AND DAMAGES We incur as a result of my participation in and or presence near any Activities.

Furthermore, Releasees’ volunteers, employees, contractors, and the extended Grijalva Family seek safety of all individuals, however due to the inherent risks on the premises/property of the activities that are offered and consequently, the difficulty of their jobs, are not infallible and may be unaware of a participant’s true fitness or abilities.

2. We the Renters hereby release, forever discharge, and covenant not to sue Releasees regarding all liability, claims, demands, losses, causes of action, or damages which are in any way connected with my use of the facility or my participation in any Activities or my use of Releasees’ equipment or facilities, including any such claims which caused or alleged to be caused in whole or in part by negligent acts or omissions on my account, or that of the Releasees or otherwise, and we further agree that if, despite this release and waiver of liability, assumption of risk, and indemnity agreement we, or anyone on my behalf, makes a claim against any of the Releasees, will indemnify, save, and hold harmless the Releasees from any litigation expenses, attorney fees, loss, liability, damage, or cost which any may incur as the result of such a claim.

3. We the Renters certify that we have adequate insurance to cover any injury or damage that we may cause or suffer while participating in Activities, or else we agree to bear the costs of such injury or damage myself. We further certify that we are willing to assume the risk of any medical or physical condition that we may have.

4. We the Renters fully understand that in the event a lawsuit arises against Releasees, We agree that venue and jurisdiction shall be solely in Connecticut, and we further agree that the substantive law of Connecticut shall apply in that action without regard to the conflict of the law rules of that state. We agree that if any provision of this agreement is found to be unenforceable or invalid, the agreement shall be ineffective only to the extent of such provision and the validity of the remaining provisions of the agreement shall not be affected, and this agreement shall be construed in all respects as if such invalid or unenforceable provisions were omitted.

5. If the participant is a minor, We the Renters agree that this Release of Liability and Assumption of Risk Agreement is made on behalf of that minor participant and that all of the releases, waivers, and promises herein are binding on that minor participant to this agreement. We further agree to defend, indemnify and hold harmless Releasees from any and all claims or suits for personal injury, property damage or otherwise which are brought by, or on behalf of the minor, and which are in any way connected with such use or participation by the minor, including injuries or damages caused by the negligence of Releasees.

6. In consideration that all guests may not be reading this agreement at the time of online booking; We the renters agree that it is entirely our burden as the renters to make our party aware of this agreement anyone coming to the property and that there coming to the property is acknowledgement that we the renters have made them aware of this policy and that they too consent to these terms for themselves as guests as well as any guests or minors they may bring. Failure to do so assumes personal liability for the renter and not 100 ACRE WOOD LLC and THE PROPERTY OWNERS.

7. By making this reservation, We the renters certify that we and all minors will obey all posted signs and warnings as well as obey all instructions provided by Releasees.

WE HAVE HAD SUFFICIENT OPPORTUNITY TO READ THIS ENTIRE DOCUMENT, HAVE READ THIS AGREEMENT, FULLY UNDERSTAND ITS TERMS, SIGNED IT FREELY AND WITHOUT ANY INDUCEMENT OR ASSURANCE OF ANY NATURE, HAVE GIVEN UP SUBSTANTIAL RIGHTS BY SIGNING IT, AND INTEND IT TO BE A COMPLETE AND UNCONDITIONAL RELEASE OF ALL LIABILITY; I UNDERSTAND THAT BY SIGNING THIS DOCUMENT, WE ACKNOWLEDGE THAT IF ANYONE IS HURT OR PROPERTY IS DAMAGED DURING MY PARTICIPATION IN RELEASEES’ ACTIVITIES, WE MAY BE FOUND IN A COURT OF LAW TO HAVE WAIVED OUR OR THE MINOR PARTICIPANTS RIGHT TO MAINTAIN A LAWSUIT AGAINST THE PROPERTY OWNERS (KIMBERLY and YURI GRIJALVA and FAMILY MEMBERS) OR ANY RELEASEES ON THE BASIS OF ANY CLAIM FROM WHICH I HAVE RELEASED THEM HEREIN AND AGREE THAT IF ANY PORTION OF THIS AGREEMENT IS HELD TO BE INVALID THE BALANCE, NOTWITHSTANDING, SHALL CONTINUE IN FULL FORCE AND EFFECT.
